How much does window cleaning cost in Melbourne?

For a 3-bedroom single-storey home, prices start from $300 for interior + exterior. A 4–5 bedroom is $325–$400. Double storey homes start from $450 for 3-bedroom and run $500–$550 for 4–5 bedroom. Is the online quote really the final price?

Yes for around 99% of Melbourne homes. The instant quote calculator on the homepage uses property type, storeys and bedrooms to predict pane count and time required, which is reliably accurate for standard residential properties. For roughly 1% of homes — typically architect-designed builds with extensive feature glazing — I'll adjust the quote on site after a walk-through, with the base quote always honoured and any adjustments agreed before work starts.

Why are some quotes so much cheaper than others?

Cheap quotes almost always involve corner-cutting that isn't obvious until after the job. Common shortcuts include not removing fly screens (just wiping them in place), skipping sills, spot-cleaning panes that look OK from a distance, no insurance or ABN, ladders against render on second storey instead of a water-fed pole, and hourly pricing that drifts upward on the day. Do you charge per window or per house?

Per house, based on property type, storeys and bedrooms. Most customers significantly under-count their windows — what looks like "seven windows" is often a 50-pane job because each window assembly contains multiple individual panes. Per-house pricing is fairer than per-window because it's based on the realistic scope of the work.

Is the quote price negotiable?

No. Fixed quotes are part of the value proposition — you know the exact cost before booking, and there's no haggling on the day. The pricing is honest and reflects the proper scope of the work.

Do you offer discounts?

Yes, for recurring customers. Loyalty discounts apply to all future cleans once you're on a recurring schedule: 20% off for 3-monthly, 10% off for 6-monthly, 5% off for 12-monthly. The discount is locked in — no requoting every visit.

What's Included

What does a standard clean include?

Every standard clean includes all windows interior and exterior (every individual pane on both sides), all sills wiped, a walk-through with you before starting, all equipment and consumables, fixed pricing upfront, $10M public liability insurance, and a streak-free guarantee.

Add-ons available: fly screens ($5 per screen), full detail premium clean (+50% on base), track and sill detail (+25% on base), pool fencing ($10 per pane), shower screens, mirrors.

Are fly screens included?

Fly screens are an add-on, not standard. The reason: not all customers want them done, and including them by default would push the base price up for everyone. They're $5 per screen, removed and properly washed (not wiped in place, which is what cheap operators do). For more on this, see the fly screen cleaning guide.

What's the difference between a standard clean and a full detail clean?

A standard clean removes general dirt, grime, water marks and surface haze — the things that come off with a squeegee and detergent. A full detail clean adds razor blade and steel wool treatment to remove paint specks, salt etching, hard water build-up, builder's residue and bonded debris that a squeegee can't shift. The full detail adds 50% to the base price. It's strongly recommended for first cleans, post-renovation cleans, pre-sale cleans, and Bayside foreshore properties. Do you clean tracks and sills?

Sills are wiped as standard on every clean. Tracks are an optional add-on at +25% of the base price. The track and sill detail upgrade thoroughly cleans every track channel — clearing accumulated dirt, leaves, dead insects and grime. It makes a dramatic difference on older homes.

Do you do pool fencing?

Yes, $10 per pane for glass pool fencing and balustrades. Common add-on for Brighton, Beaumaris and Toorak properties.

How It Works

How long does a window clean take?

Realistic times: a 3–5 bedroom single-storey home takes 2–4 hours. A 4-bedroom double-storey takes around 4 hours. Premium homes with full detail, pool fencing and extensive glass can run 6–8 hours. Add-ons like fly screens add 5–10 minutes per screen. The time depends more on the actual pane count and add-ons than the bedroom count alone.

Do I need to be home?

No. Most customers leave for work or run errands while I clean. I do a walk-through with you at the start to confirm scope, and you can leave from there. I'll send the invoice when the job is complete.

Do I need to provide anything?

No. All equipment, water and consumables are included. I bring everything needed including the water-fed pole system, purified water, ladders, mops, squeegees, detailing tools and any add-on equipment.

How does the water-fed pole work for second-storey cleaning?

Purified (mineral-free) water is produced through reverse osmosis filtration and delivered through a telescopic pole that reaches up to three storeys safely from the ground. The water has nothing dissolved in it, so when it dries on the glass it leaves no residue — no streaks, no spotting. This is the proper method for upper-storey work, far better than ladders against the render.

Do you use ladders or a water-fed pole?

A water-fed pole for second-storey exterior. Ladders for ground-floor access where appropriate (under eaves, behind plants, in tight spots) and for safe roof access if needed for unusual properties. The water-fed pole is the primary upper-storey method because it's safer, faster, doesn't damage render, and produces a better finish.

What if I have triple storey?

Triple storey is fine. The water-fed pole reaches that height. Pricing typically follows the same logic as double storey by bedroom count — the equipment is already deployed, so an additional metre or two of reach doesn't fundamentally change the job.

Frequency & Maintenance

How often should I clean my windows?

For most Melbourne homes, every 6 months is the right balance — a spring clean and an autumn clean. Bayside foreshore properties should aim for every 3 months on the exterior because of salt residue, with full interior+exterior every 6 months. Why do Bayside windows need cleaning more often?

Salt from Port Phillip Bay carries onto exterior glass and dries as a fine residue. Over a few weeks the residue builds up enough to start visibly hazing the glass, and over a few months it begins to bond with the surface — early-stage etching that eventually requires the full detail upgrade to remove. Properties within a few streets of the bay see noticeable haze within 4–8 weeks; foreshore properties even faster.

Do I need a recurring booking?

No, but most customers find it easier than booking ad-hoc. A recurring schedule means you don't have to remember to book — you're scheduled in for the next visit automatically, with the loyalty discount locked in.

What happens if I want to skip a recurring clean?

No problem — recurring schedules can be paused, rescheduled or cancelled with reasonable notice. The discount applies to whatever cleans you do book.

What if I'm not happy with the clean?

I come back and fix it. Streak-free guarantee. The benefit of being a sole operator is there's one person accountable — you're not chasing a head office or trying to coordinate with a different crew on the return visit.

Will you damage my windows or property?

I'm fully insured to $10M public liability, but more importantly the equipment and technique is designed not to damage anything. Water-fed poles use soft brushes designed for glass; mops and squeegees can't scratch; razor blades for the full detail are glass-safe and used on a wet surface to prevent scratching. Damage is genuinely rare. If anything goes wrong, I'm insured to handle it.

Do you have insurance?

Yes, $10M public liability insurance. Documentation available on request. This is a basic standard for legitimate Melbourne window cleaners — anyone operating without insurance is taking the customer's risk on themselves, which fails the moment something goes wrong.

Practical Questions

What suburbs do you service?

Established service across Bayside, Glen Eira and Stonnington. Surrounding suburbs are often covered too — call to confirm if your suburb isn't on the service area list.

Do you do commercial properties?

Yes — strata blocks, offices, shopfronts, professional suites. See the commercial page for details. Commercial pricing is quoted based on the specific property since variables like access, height and frequency vary too much for a standard calculator.

Do you do solar panels?

Can you clean during winter?

Yes. Window cleaning works year-round in Melbourne. The water-fed pole method works in cold weather. The only weather that delays jobs is heavy rain, in which case we reschedule to the next available day.

What about cleaning windows in direct sun?

Direct sun on hot glass dries water before it can be properly squeegeed off, leaving streaks. A professional times the job to avoid this — working on the shaded side of the house first and following the shade line as the sun moves. Cheap operators clean whatever's in front of them regardless of conditions, which is one of the most common reasons cheap cleans leave streaks.

Do you clean fly screens, tracks, sills and frames?

Sills are standard. Tracks are an add-on (+25%). Fly screens are an add-on ($5 per screen). Frames are wiped down as part of the standard clean.

What about high-rise apartments?

Residential high-rise above 3 storeys is typically handled by abseil specialists rather than ground-based pole work. For apartments above ground floor, interior-only cleans are common since the building's strata or owners corporation handles the exterior.

How far in advance should I book?

For routine cleans, 1–2 weeks is usually fine. During peak periods — spring, pre-Christmas, and the lead-up to school holidays — 2–4 weeks is sometimes needed. Recurring customers get priority access during peak periods.

What's the cancellation policy?

Reasonable notice is appreciated. Last-minute cancellations are handled case-by-case but generally accommodated.

How do I pay?

Invoice is sent same-day on completion. Bank transfer is the standard payment method. Most customers pay within a few days; recurring customers often have automatic payment arrangements.
